Williams Vacation Rentals (aka: WVR) welcomes you! By submitting the required deposit, you are agreeing to the following terms and conditions.

By completing a booking reservation with any of the properties managed by Williams Vacation Rentals, you are agreeing to all of the terms, conditions, and charges (including taxes and fees) laid out in the below Terms and Conditions.


A deposit of 50% of your reservation is due at booking.

The balance of the reservation will be charged to the card on file 7 days prior to arrival.

If your reservation is booked within 7 days before arrival, the full balance will be due upon booking.

If you’d like to use a different card to pay your balance, let us know and we’ll send you an encrypted payment form to process the balance.


Cancellations need to be made via phone. Email cancellations are not accepted. If you cancel 30 or more days from arrival, you’ll receive 96% of your deposit, refunded to the original card used.

If you need to cancel with less than 30 days prior to arrival, we will do our best to rebook your reservation dates. If we’re able to rebook all or a portion, you’ll receive 96% refund, prorated to reflect the number of days we were able to rebook. In order to give greatest opportunity for rebooking we will open those dates immediately upon cancellation.

We’re also willing to reduce the daily rate, in order to provide the greatest possibility for rebooking. If you’d like us to reduce the rate, a portion of your deposit would be used to make up for the discount. If all or a portion of your original dates are rebooked, you’ll then be refunded 96% of your deposit, less the amount used to cover the discount.

The check-in time is 4 pm for all properties. The check-out time is 11 am for all properties. All homes are self-check-in. Please review the check-in instructions for the property you have rented. All check-in directions will be in a separate confirmation email that you will receive prior to your stay.


Due to the location of our homes, early check-in and late departure requests are taken on a case by case basis. Half days are also available on dates not rented. Please contact us for more information. We will extend whenever possible. Guests who enter a home before check-in, or leave after check-out, without permission, will be charged $150 fee. Charges will be made to the card used to make the final payment.


Every effort is made to keep each property and its equipment in good working order, but just like with your own home, failures do occur. Please notify us of any maintenance problems or difficulty you experience during your stay as soon as possible. Non-emergency maintenance issues can be reported to the office during business hours. For emergency after-hour requests you may reach staff on the emergency phone 603-704-4404.


All homes will be supplied with bed, bath, and kitchen linens. An initial supply of basic household products such as trash bags, paper towels, toilet paper, dish soap, bath/hand soap, shampoo/conditioner and laundry detergent will be provided. While homes are professionally cleaned after check-out, we ask dishes be washed or loaded in dishwasher, and all the trash brought to the garbage bins. If there’s more garbage than the bin lid can close securely, please leave the remaining garbage bags inside the back entrance. If you’d like cleaning service during your stay, we offer the option thru add-on services and are subject to scheduling availability.


All homes have grills and firepits. Grills are not allowed to be moved. Fires outside of the firepit are strictly prohibited. Guests are responsible for any damage caused by fires. Never leave fire unattended and fully extinguish the fire when done. We will do our best to update you if there is a local fire restriction in place, however it is the guests responsibility to follow any local restrictions in place during their stay.


Our homes are privately owned and our contracts with the owners

House parties are prohibited. Any guests abusing this policy will be asked to leave immediately, with no refund, and an additional $250 will be added to the rental fee. Quiet hours are from 10:00 PM to 7:00 AM. This means the volume level for music, voices, etc… during quiet hours, should not be audible outside the property.


Please be aware that it is illegal to trespass onto a neighbor’s property. If there is shoreline, please stay within the property shoreline, and do not go to adjacent properties. Most property lines, including waterfront, are clearly marked or obvious in some way. If you are in doubt about the property boundaries, call Williams Vacation Rentals for assistance. Parties trespassing, or otherwise being a nuisance to neighbors, will be asked to leave immediately with no refund and an additional $250 will be added to the rental fee.


Both New Hampshire and Maui have low-density populations in general, and you’ll find WVR properties nestled amongst trees and near water. Because of this, you will find we have a large population of critters, insects, and wild animals. Lady bugs, cluster flies, ants and spiders are very common and harmless. Our housekeepers do their best to rid homes of unwanted insects at each cleaning, but insects do find their way inside these homes during warmer months. Please be careful outside at night and watch for wildlife that may encroach near humans. If you see a critter, contact local wildlife and do NOT approach the animal yourself.

Feeding of any and all wildlife is strictly prohibited and will result in $250 fine

Similar to insects, you may notice more small critters due to the rural location of most of our homes. These can include squirrels, chipmunks, and mice, amongst other critters. We do utilize pest services to control mice in homes, so please alert us if you see a mouse or signs of mice.


Discharging weapons of any kind, igniting fireworks, lewd or offensive behavior, destructive abuse of home or landscape, terrorizing wildlife, and disrespectful treatment of rental agents are not allowed. Violators are subject to immediate termination of rental and dismissal without refund. Any damage will be charged back to the renter on the card used to make the final payment. Any unacceptable behavior that results in a call or visit from the police or local authorities will be assessed a fine of $500 from WVR, in addition to any fines assessed by authorities.


Most of our homes are on a septic system and use water drawn from a well. Please let us know if any toilets are running or faucets are dripping. If an alarm sounds, contact us immediately. Do not flush any items except bath tissue and appropriate organic material. Please do not overuse the water supply.


When departing, please check for personal items. If we find a personal item we will let guest know. Contact us to retrieve your items. Unclaimed items will be disposed of, or donated, 30 days after a guest’s departure date.


Smoking is not allowed in any of our homes. If smoking outside, be aware of fire danger. Do not smoke directly in front of open windows or allow smoke to blow inside and be very respectful of neighbors windows. Please use an ash can and properly dispose of all cigarette butts from property upon departure. You will be charged for clean-up if excessive cigarette butts are found outside. Parties found smoking in the home will be asked to leave immediately without refund, be assessed a $500 fee, and will pay any associated cleaning costs. Charges will be made to the card used to make the final payment.


Large trash cans and recycling are available at all Williams Vacation Rentals homes. You may use these during your stay and please place all trash in these cans prior to departure. However, please do not leave any garbage bags, or other trash, outside the sealed bins. Animals love leftovers and will spread garbage everywhere if bins are left open, so please make sure all covers are tightly secured during your stay, and upon departure.


Please do not rearrange furniture or other items at these homes with the exception of adding leaves and chairs to dining room tables. If you do move an item or piece of furniture, please return to its original location upon check-out.


Renters are responsible for any damages or theft. You will be charged for such things as: abuse, damage above normal wear and tear, theft and or cleaning costs above the normal use. If damage to the home occurs, please report to management immediately. If the damage is due to abuse you will be charged on the card used to make the final payment. The guest is liable for any and all costs and fees associated with the damage, including reasonable collection costs and attorneys’ fees that are in any way associated with the guest’s and/or the guest’s invitees’ breach of this agreement, including but not limited to, money owed under this agreement for damage to the premises, fees and/or fines. Expenses incurred as the result of damage will be charged to the credit card used to make the final reservation payment.


New Hampshire and Maui are beautiful areas, but there are dangers. Hiking, skiing, swimming, boating, etc. are done at your own risk. Please use caution and common sense when outdoors. Be aware of unsafe terrain (loose and slippery rocks, dead trees, fast rivers) and use good judgment. Keep a close eye on children, especially around water and near cliffs or rocky places. Always use life jackets when boating. We want everyone to have a safe and happy vacation!


Williams Vacation Rentals requires signed waivers and additional fees for kayak use at the River property and surf board and kayak use at the Maui property. Lifejackets are available. New Hampshire state law requires lifejackets, for each person in the boat. Waivers must be signed and sent to the management office prior to use.


All available amenities will be listed on the property page. We make every effort to ensure the information on our website is up to date and accurate. However from time to time, we do make upgrades and changes to the properties, that may not yet be reflected on the website. Please check with your cell service provider regarding strength of service in the area. While we know there is cell service in each area, we are not responsible for cell strength and carrier service on the property. WIFI is provided and if cell service is weak, you are welcome to make calls using the WIFI.

Each home is equipped with smart TV’s to access a plethora of movie and content channels. Amenities like Satellite TV and Wi-Fi are often affected by bad weather, downed lines, or scheduled maintenance work. We cannot guarantee their functionality during bad weather or service outages and we do not provide any refunds in cases of failure of these items. Should an amenity require repair during your stay, please contact our office immediately. We will do our best to schedule non-emergency repairs as quickly as possible.

WVR properties have security cameras located on the outside of each home. Cameras are for your security, as well as property protection. There are no cameras inside the homes.


Exceeding the maximum number of guests and/or housing additional guests in sleeping bags, tents, or RV’s is not allowed at any location, without prior written. s grounds for immediate termination without refund. Children under 2 do not count toward maximum occupancy. .


Pets are not allowed. Service animals dogs are allowed, with prior approval for a nightly cleaning fee of $10. Service animal owners must: pick up droppings, keep pet leashed when outside, keep pet off of furniture and bedding. Failure to follow the service animal policy will result in a $250 fine charged to the card used to make your final payment. Parties found with animals on site without prior approval will be asked to leave immediately without a refund and will pay a $250 cleaning fee that will be charged to the card on file. Any other damages caused by animals or excess cleaning will be charged back to the guest.


The signing guest is responsible to ensure that all others in their party are made aware of the rules and regulations set forth in this rental agreement.


The guest agrees to defend, indemnify and hold harmless the individual homeowner, Williams Vacation Rentals, and its agents, employees and owners, from and against any and all claims, losses or damages, including, but not limited to, any claims, losses or damages resulting from personal injury and/or damage or loss of property, that are made, incurred or sustained by the guest, the guest’s invitees and/or any other person, that are in any way related to the rental of the premises, unless such claims, losses or damages are caused by the negligent or otherwise wrongful act or omission of the individual homeowner or Williams Vacation Rentals.


Any and all disputes related to this agreement and/or the rental of the premises shall be litigated in local courts in the states of New Hampshire or Hawaii respectively. This agreement shall be governed by these state’s laws.
